Today we’d like to introduce you to Alex Kilpatrick.
Hi Alex, can you start by introducing yourself? We’d love to learn more about how you got to where you are today?
I first graduated college with a four-year business degree before entering the real estate appraisal industry. Over the past four years, I’ve continued building experience through mass appraisal, property data collection, and residential valuation work while completing the licensing process and transitioning into independent fee appraisal.
That experience gave me a strong understanding of how residential markets and neighborhoods actually behave beyond just numbers on paper. Over time I realized I wanted to build something of my own and focus more on quality analysis, problem solving, and building direct relationships within the industry.
I recently started Advisory Appraisal Services LLC and have been growing throughout Northeast Ohio, mainly handling residential assignments across a variety of markets and property types. I enjoy analyzing different neighborhoods, market reactions, and properties that are not always straightforward.
Long term, I’m focused on continuing to grow the company, improve efficiency, expand my network, and build a respected business within the real estate industry. I’ve always been interested in business, real estate, branding, and understanding how markets and people operate, so this path has naturally fit my personality and goals.
We all face challenges, but looking back would you describe it as a relatively smooth road?
It definitely has not been a smooth road. I graduated college with a bachelor’s degree in business right as Covid hit, which completely disrupted the job market and left me searching for direction for over a year. Eventually I found the appraisal industry and realized it was something I genuinely connected with, but breaking into the field was not easy.
The process to become licensed required years of experience, studying, testing, and learning an extremely niche industry from the ground up. I had to work my way into becoming a registered assistant first, then continue building experience hours while balancing work responsibilities and continuing education requirements. Nothing about the process was fast or handed to me.
Even today there is always more to learn. Real estate markets constantly change, every property is different, and appraisal requires a combination of analysis, communication, field work, and problem solving. The industry also ties heavily into finance, lending, law, state regulations, and USPAP compliance standards, which adds another layer of responsibility and complexity to the profession. Looking back, it has realistically been an 8–9 year journey between college, career uncertainty, entering the industry, and eventually launching my own company. The process taught me patience, adaptability, and how to continue moving forward even when progress feels slow.

Advisory Appraisal Services LLC provides real estate valuation and consulting services for lenders, realtors, homeowners, attorneys, and other clients across a variety of residential real estate use cases throughout Northeast Ohio.
The company specializes in residential appraisal reporting, market analysis, tax appeal support, and understanding value drivers within complex and changing markets. One of the biggest areas of focus is analyzing neighborhood behavior and market reaction beyond surface-level averages, especially in markets where pricing and buyer behavior are not always straightforward.
What sets Advisory apart is a strong focus on accuracy, professionalism, honesty, and providing credible results clients can depend on. Every assignment is approached with the understanding that valuation work directly impacts real people, lending decisions, financial risk, and property ownership. Coming from both a mass appraisal and independent fee appraisal background has also helped me develop a strong understanding of data analysis, field work, market trends, and valuation reporting. I also have a strong interest in technology and the real estate industry overall, particularly how modern tools and systems can improve market analysis, valuation accuracy, and the future of appraisal services.
Brand-wise, I’m most proud of building something independently from the ground up and continuing to grow through experience, consistency, and long-term reputation. My goal is to continue expanding Advisory Appraisal Services into a respected company known for professionalism, credible analysis, adaptability, and a forward-thinking approach within a constantly changing real estate market.
I want readers to know that Advisory Appraisal Services focuses on providing competent, well-supported valuation services while maintaining a professional and approachable experience for clients. I’ve worked with a variety of residential property types and valuation scenarios, and the company only accepts assignments we believe we can competently and professionally handle.
Who else deserves credit in your story?
I’ve definitely had people throughout the industry who taught me things along the way, especially during the licensing process where having a supervising appraiser and mentor is required to gain experience. John P., who supervised part of my training process, played an important role in helping me gain real-world exposure to the appraisal industry early on. Ken J. was also a big help throughout the process and contributed valuable insight and experience along the way.
I’ve also learned a lot from previous employers, coworkers, and simply being exposed to different types of properties, assignments, and market situations over the years.
That being said, a large part of the journey has also been self-driven. The appraisal industry is extremely niche, and a lot of growth comes from independent studying, field experience, problem solving, and learning through real-world situations over time. Building my own company has required figuring out many things on my own, adapting quickly, and continuing to learn every day.
