Hidden Gems: Meet Kyle Winblad of Blad Boys Buy Homes

Today we’d like to introduce you to Kyle Winblad.

Kyle, we appreciate you taking the time to share your story with us today. Where does your story begin?
My story starts in construction, where I spent time as a project manager. That work gave me a close-up understanding of what goes into a home and what it takes to bring one back to life. Over time I realized I wanted to do more than manage projects. I wanted to help people directly, especially sellers who were stuck in tough situations with a house that had become a burden. I saw an opportunity to step in, buy those properties, put real work into fixing them up, and then get a new family into a fully renovated home they could enjoy for years to come.
Fast forward almost eight years, and that is exactly what I do full time. Through Blad Boys Buy Homes, I handle multiple transactions right here in our own backyard in the Dayton, Ohio area. What started as an idea about helping people out of difficult circumstances has grown into a business built around that same mission, taking distressed homes and turning them into properties families are proud to live in.

I’m sure it wasn’t obstacle-free, but would you say the journey has been fairly smooth so far?
Honestly, it has its ups and downs, which is just part of being a business owner and part of the nature of sales. Once I get a commitment from a seller, things tend to go smoothly because I make the process as easy as possible for them. Things come up along the way, but we work through them together and I do everything I can to keep it simple on their end.
The harder part is everything that comes before that. This is a sales business at its core, and if you don’t put the work in, you don’t eat. A lot of my time goes into getting in front of people who actually need our help. Once we’re sitting across from someone and they can see there’s a real solution, and they trust us to help them, the rest comes together pretty easily. But getting to that point takes consistent effort. Some months are booming and some are slower, and learning to ride that out is just part of the territory.

Blad Boys Buy Homes is a cash home buying and renovation business based in the Dayton area. At the core, we help homeowners who need to sell quickly or who have a property that has become more of a burden than a benefit. We buy houses in as-is condition, which means the seller doesn’t have to worry about repairs, cleaning, showings, or any of the usual stress that comes with putting a home on the market. We then take those properties, fully renovate them, and get a new family into a home they can enjoy for years to come.
What we specialize in is making a difficult situation simple. A lot of the people we work with are dealing with something heavy behind the scenes, whether that’s an inherited property, a difficult financial spot, a divorce, or a home that just needs more work than they can take on. Our job is to give them a straightforward solution and a fair offer, and to make the process as smooth and low stress as possible from start to finish.
One of the biggest things that sets us apart is my person to person approach. I’m a personable and curious guy, and a lot of times we only spend about twenty percent of the conversation actually talking about the house. The rest of it is just a back and forth like normal people having a real conversation. I’m good at building rapport, getting to understand someone, and letting them understand me too, which makes them comfortable with me and with the whole situation. There’s none of that used car salesman feeling. I’ve never had anyone walk away describing it that way. Instead, people tend to feel like they worked with a friend, and that means a lot to me.
The other thing that sets us apart is that we come from a construction background, so we truly understand homes. We aren’t just buying and flipping for a quick turnaround. We put real work and real quality into every renovation, which is why I take so much pride in the finished product. Seeing a house that was distressed become a home a new family is proud of is the part of this business that means the most to me.
If there is one thing I want your readers to know, it’s that we treat people right. This is a local business working right here in our own backyard, and we care about doing things the honest way. Are there any books, apps, podcasts or blogs that help you do your best?
There are definitely a handful of things I lean on. I like real estate podcasts, and I follow a few people out there who are knowledgeable and honest, the kind who operate with real integrity. That matters to me because there’s a lot of noise in this space, so I gravitate toward the voices that keep it grounded and genuine.
On the app side, I use tools like Zillow for quick comps and our CRM for staying in contact and keeping in front of the people who need our help. Beyond that, I pay close attention to how AI is changing the landscape. We take advantage of what we can with tools like Claude, and in my opinion, if you’re a business owner today, it’s pretty important to have a grasp on it. It can help you run a better, sharper business.
The one thing I always keep in mind is that AI is there to support the work, not replace the heart of it. You still have to lean forward with the person to person side of things. The technology helps me be more efficient and more informed, but the relationships and the real human connection are still what this business is built on.
